APPLICATION DISCLAIMER

FAIR HOUSING:

APPLICATION FEE:
Each applicant is required to pay a non-refundable application fee in the amount of $25.00 per applicant. The application fee is not a guarantee of approval for residency, nor does it guarantee a property will be held for you. The application fee covers out of pocket costs and Landlord’s administrative costs for processing the application.

SECURITY DEPOSIT:
In order to secure a property, Applicant must pay Security deposit for each property which shall be returned upon Application Denial or upon move-out only after specified guidelines have been met; 1) The entire lease term must have expired or been terminated without fault by Tenant (Applicant); 2) 60-day written notice must have been given to Tinch Properties, Inc. prior to date of termination or expiration; 3) Tenant’s (Applicant’s) forwarding address given to Tinch Properties, Inc.; 4) The house, including designated kitchen appliances, has been cleaned thoroughly, and has been surrendered in the same condition as when received. After inspection by owner/agent, appropriate charges will be deducted for any unpaid rent, fees, damages or repairs to the house or its contents. Resident agrees that this security deposit may not be applied to rent due, and that the full monthly rent will be paid on or before the due date of each month, including the last month of occupancy.

If Applicant fails to move in to the property, changes their decision on moving into the property, fails to pay the first month’s rent, or does not sign a residential lease by the designated lease start date; Applicant’s deposit(s) will be forfeited and, in addition, Tinch Properties, Inc. may terminate the residential contract or may elect to sue for damages, plus attorney’s fees.

RETURNED OR REJECTED PAYMENTS:
If a check, money order, cashiers check, credit or debit card is returned or rejected by a bank or other entity for any reason then the applicant will be charged a fee of $50.00. This fee will be due along with the original amount and payable by certified funds to Tinch Properties, Inc. within 24 hours of notification.
